Canada's Plan for More Prefab Housing? We're Ready!

A recent Globe and Mail article discussed Prime Minister Mark Carney’s ambitious commitment to expand prefabricated housing in Canada which has sparked a lot of excitement and debate across the country, especially in the construction and design industries. With $25 billion in loans and $1 billion in equity financing now on the table, the federal government is signalling that prefab and modular construction will play a central role in tackling Canada’s housing crisis.

Gravity has been been actively tracking the growing potential for prefabrication and its ability to shift how we design and deliver homes, especially in a time when speed, cost-efficiency, and sustainability matter more than ever. Our team already has experience working with modular construction methods on projects like Avalon’s Seton Townhomes, and we’ve seen firsthand how factory-built components can reduce time, minimize waste, and allow for attractive and affordable mid- to high-density housing. This experience also helped us understand the coordination required between consultants, manufacturers, and different municipalities.

Despite this new initiative, a common misconception lingers: that prefab construction is a cookie-cutter approach to construction. This isn’t the case! What prefab really generates is efficiently built, well-coordinated homes with consistent finishes. These qualities makes us optimistic that prefab can help address the country’s housing crisis while at the same time providing creative avenues to solve the specific problems and opportunities that the client, municipality or site brings to each project.

As the federal government rolls out its new Build Canada Homes initiative, one of their biggest challenges will be ensuring consistency in permitting, approval processes, and delivery standards across regions. With offices in both Vancouver and Calgary, we understand the nuances of local codes and have built trusted relationships across BC and Alberta making our team well-positioned to navigate this complexity. We've certainly experienced how the regulatory environment can vary drastically from place to place, and our ability to get ahead of this can reduce risk for our clients.

With a compassionate and a collaborative approach, industry leaders can help pave the way for design solutions such as this. As we all watch this federal strategy unfold, our team are be prepared and ready.
