Designed by Inertia Residential Design, this 4+4 plex is located in the established community of West Hillhurst, and is a carefully considered R‑CG infill project that introduces eight new homes to a mature urban neighbourhood.

West Hillhurst 4+4 is composed of four primary residences above grade and four secondary suites below, creating a layered housing model that supports variety in livability and affordability. Each primary home includes a private garage and rooftop amenity space, shifting outdoor living upward and freeing the ground level for shared use with secondary suite occupants.

The primary residences are designed as spacious, multi-level homes with an emphasis on flexibility over time. Each unit includes two large bedrooms with ensuites, with the topmost level providing an additional gathering space, full bathroom, and wet bar rough-ins —allowing it to function as a studio, additional bedroom, or adaptable living area. Large sliding doors at the second level extend the primary bedrooms outward, introducing more light, airflow, and a stronger connection between interior and exterior space. Below grade, the secondary suites feature oversized windows with deep window wells to maximize natural light and airflow to these one-bedroom units.

A simple material palette is used to unify the development and give it a timeless quality. White shakes form the primary exterior material, introducing texture without overwhelming the overall composition. Black vertical metal siding and detailing provide contrast and definition, appearing in window frames, geometric metal railings, privacy screens, and entry elements. This neutral palette is complimented by a warm wood-toned metal siding at entrances and soffits, adding depth and a sense of warmth to the overall expression.

A flat site allowed the design to maximize the building massing in all directions (height, width and depth) under the current RCG bylaw while ensuring a functional outdoor environment is also provided to its future occupants. A shared rear yard provides flexible amenity space for residents, framed by planting and drought tolerant landscaping. By locating private outdoor amenity on the rooftops for the primary units, the front and rear yards serve as the central outdoor gathering spaces for secondary suite residents.

As an infill project, this 4+4 plex contributes to the ongoing evolution of West Hillhurst by introducing additional housing in a form that aims to compliment the established streetscape, rather than disrupt. The design demonstrates how increased density can be achieved without compromising livability, offering a clear example of how middle housing can be tastefully integrated into Calgary’s established neighbourhoods.
