Mount Pleasant 3/3
Mount Pleasant 3/3 is a three unit rowhouse building in Calgary's Mount Pleasant community. In addition to the three row houses, there are three basement suites, which is a very desirable unit given how close they are to the Southern Alberta Institute of Technology.
One of the challenges for this site was the city-imposed 5.18m road widening setback on 10th Street NW. This narrowed the site to just over 10m wide. By providing amenity spaces for the row houses on the roof, the building was able to be pushed as far to the east property line as possible, allowing for amenity spaces for the basement suites along the west property line.
The rowhouses have two stories with a small penthouse for the stair to access the roof. The facade has an interlocking massing motif that is repeated for each of the three units. There are three private garages accessed from the lane. The project achieved a density of over 53 units per hectare.
