Ronmor Developments, a privately owned real estate investment and development company based in Calgary, Alberta, has been active since the early 1980s. Known for its extensive portfolio of retail, office, and industrial projects across Western Canada, Ronmor has built a strong reputation for strategic site development and long-term value creation. Recently, the company has expanded into residential development, marking a significant evolution in its business. To support the success of this move, Ronmor engaged the expertise of Gravity.
This stacked townhouse project provides 126 units across 12 buildings on the site in the form of three unique building types. We've achieved just under the maximum density of 80 UHP by stacking units, with a single-storey unit at Level 1 and a two-storey unit above on Levels 2 and 3. The single-storey unit on the ground floor can be accessed from the rear entry of each building and features a spacious one-bedroom, one-bath design with a large patio space. The two-storey unit is accessed from the front of each building and provides a three-bedroom, 2.5-bath configuration, complete with a large balcony on the second level.
The site slopes 8m across the width—not the length—of the site! This required the clever use of walkout and split buildings within a well considered site layout. By splitting the parking lot into a V shape, the space in the gap between could handle the increasing grade until it was wide enough to fit a building. The south end of the site is too steep to accommodate any parking, but we were able to provide a connection to provide for vehicle circulation and waste and emergency vehicle access.
The facades of the buildings are primarily clad with neutral tones of James Hardie panel and accented at the entries with LUX Kona wood-grain patterned metal siding.
pLAnt studio designed the landscaping for this project, which includes a playground and amenity space located at the north end of the site.
