D’Arcy in Okotoks is a master-planned community offering new yet affordable homes with Rocky Mountain views, direct access to parks and trails, and walkable amenities like grocery stores and cafes. This 116-unit development in D'Arcy by Apaar Homes introduces a series of practical and well-connected three-storey stacked townhouses across 12 buildings. Each building includes one-level units on the ground floor and two-level units above. The lower units, ranging from 600 to 625 square feet, feature a one-bedroom, one-bathroom layout with a private at-grade patio. The upper units, sized between 1,250 and 1,350 square feet, offer a three-bedroom, 2.5-bathroom layout with private balconies.
Each unit includes a private outdoor amenity space, either as a balcony or a ground-level patio. In addition, a central common amenity area is located near the west property line, featuring a children’s play space, multi-purpose open lawn, and seating areas. The remaining site area is thoughtfully landscaped to create a cohesive and welcoming environment that complements the surrounding community. Designed with a U-shaped site layout, the project makes efficient use of its three-street frontage and shared north and south access points to allow for internal connectivity and support future linkages to surrounding pathways.
The central green space anchors the site, and features playground equipment and shaded seating beneath a broad tree canopy. Architectural articulation, integrated sidewalks, and carefully arranged plantings work together to define a cohesive network of key zones throughout the development.
The site is bounded by existing utility rights-of-way along the north, south, and west property lines. Our team worked closely with the Civil Engineering team to ensure these rights-of-way were respected throughout the site design process. Beyond this constraint, the site is relatively flat and rectangular, which allowed for a straightforward yet practical design approach that supported efficient execution.
This Apaar Homes development reflects a thoughtful collaboration between developer and architect, delivering well-designed, functional homes that fit seamlessly into the D’Arcy community.
