Located within Okotoks’ Elma Street East historic neighbourhood, the Poplar Avenue multi-residential project is a proposed four-storey, 31-unit infill development designed to contribute to the town’s evolving downtown district. Positioned along Poplar Avenue, the project is addition to the residential area that holds it’s charming character while also supports the municipality’s vision for increased density, walkability, and long-term downtown vitality.

The building’s massing and scale are designed to remain compatible with adjacent low-rise neighbourhoods. A pitched roof form and varied façade composition reference familiar residential typologies, while contemporary materials are used to create a modern feel. Fibre-cement cladding, board-and-batten elements, and brick veneer are layered to create durability and visual appeal across elevations.

The residential units are organized to prioritize livability and access to daylight, with private patios at grade and balconies. Landscape buffering and setbacks along the street edge enhance the public interface and contribute to a more comfortable, pedestrian-friendly streetscape. The building’s unit size are generous considering the density we were able to achieve for the site. The City of Okotoks did not initially require parking, however in response to the community we designed on-site parking to accommodate residents and improve accessibility to units.

As an infill development, Poplar Avenue multi reflects Gravity’s approach to designing context-driven, mid-rise housing that balances density with neighbourhood character in order to help support growing satellite communities like Okotoks to strengthen its downtown core.
