Monocle Townhomes

Excel Homes’ Monocle Townhomes is a multi-residential townhouse project that will deliver 68 homes across 11 buildings. Located in the growing southeast community of Mahogany, the development features three building types and four unit layouts, offering flexible main floor options with a den or fourth bedroom. End units incorporate oversized double garages, while interior units feature elongated single car garages that provide ample storage space. Each home also offers a large second-floor balcony and the option to convert the main level storage areas at the garage to a den or fourth bedroom.

With oversized, lengthy garage slabs and full-sized driveways to consider, the overall site strategy had to be carefully considered from the start. Considerations for balancing egress requirements for 3-storey buildings, in addition the parcel's landscaping, parking, and collection requirements added additional challenges to ensuring all the required pieces of a development of this scale fit and functioned fluidly on-site for both developer and future residents. Through careful coordination, the final layout achieves a cohesive and efficient design, incorporating welcoming courtyards, petite private fenced front yards for many of the buildings, and a generous shared amenity space at the southeast corner that encourages community gathering, walkability, and connectivity to the community beyond.

Externally, the development follows the 'Modern Country' architectural style through the use of various earth tones of horizontal siding and batten panels in combination with a traditional red brick frontage. This juxtaposition creates a sleek yet classic façade which combines rustic elements with a modernistic flair.  

A defining element of Monocle Townhomes has been its accelerated timeline, a specific request from our client. Moving a project of this scale through its milestones at this quickened pace required strategic planning and collaboration with the consultant team, Gravity, and the client from project start to ensure the project stayed on track. With feasibility study completed in early October 2024, and DP submission in March 2025, this project has been a welcomed achievement for Gravity, becoming the most streamlined in our portfolio to advance to this phase in just under six months, a challenge our team was eager to fulfill for our client. Additionally, during the DP review period, our team was already preparing the first three buildings for Building Permit submission to ensure momentum continues seamlessly towards construction to meet our clients goals. We thank our consultants and client the team at Excel Homes for the strong team work that took place to make this happen and look forward to the Monocle Townhomes to quickly take shape.
