Shaganappi Live/Work 4Plex

Shaganappi Live Work 4 is a three-storey live-work development in Calgary’s Shaganappi neighbourhood. This project features two homes facing 24A street to the west, and two live/work units on 17th Avenue SW. This development benefits from 17th Avenue being recently designated a Main Street, which has resulted in significant City investment in the urban infrastructure. Within the next year, 17th Avenue will be getting upgraded with wider sidewalks, and street trees, as well as safer curb cuts at crosswalks. As well, it is less than a kilometer from the Shaganappi Point LRT station, a block away from Shaganappi Park, and is a short drive to Calgary’s vibrant Lower Mount Royal neighbourhood and its bars and restaurants.

All four of the homes in this development feature open living spaces and dual-master bedrooms with ensuites. The homes range from 1460 to 1875 square feet. The two west-facing units also have third-floor recreation spaces each complete with a lounge, wet bar, and full bathroom. Each of the units has large private balconies on the third floor.

The building has a transitional aesthetic, combining modern massing and details with traditional gable roof forms and cladding. Large curtain-wall like glazing on the south elevation indicates the commercial uses of the main level, whereas the smaller punched windows of the upper floors suggest their more private, domestic use. This developer has received strong support from the community, as a larger mixed-use development was not what the residents of this neighbourhood were looking for. 

The project is clad in fiber cement siding and shingles, warm red traditional brick, and features metal-clad windows. Four parking stalls are provided for residents and guests, with two in a detached garage, and 3 surface parking stalls. In addition to the surface parking stalls, the development has 8 bike parking stalls, and two electric vehicle charging stations are available. Additionally, this building is solar-ready. 

This project is currently being considered for DP approval, and construction is expected to start in late 2022.
